Acquisitions and Sales
We represent buyers and sellers of commercial real estate during all stages of transactions, including deal structure, contract negotiation, due diligence, financing and closing. We strive to protect our clients’ interests while facilitating the closing of real estate transactions without unnecessary delay or disputes. Our attorneys have handled transactions for all manner of property types, including multi-family, industrial, office, retail, and hospitality, as well as other more specialized types such as mobile home parks, entertainment facilities, billboards, farm land and undeveloped property.

Leasing and Property Management
Our attorneys negotiate leases for both landlords and tenants in a wide range of real estate transactions, including single and multi-tenant office and industrial buildings, outdoor advertising leasing and easement arrangements, shopping centers and other retail environments, multi-family properties and sale/leaseback transactions. We also work with both property owners and managers to identify and minimize legal risks involved in the day to day operation of real property, including such key issues as repair and maintenance clauses, alterations, permitted uses, and indemnifications.

Development
Our development experience spans the entire process from land acquisition and entitlement to infrastructure improvement and construction. We counsel our clients in land use matters such as annexations, securing planned developments, subdivisions, rezoning, variations, public-private partnerships and condemnation matters. We’ve represented both private developers and municipalities in tax-increment financing arrangements, recapture agreements, grant programs, special assessments, and other incentive programs.

Real Estate and Construction Litigation
While we handle a variety of real estate litigation, our specialty is the resolution of construction disputes. We understand the issues and complexities that arise in the construction industry and represent parties involved in every aspect thereof, including general contractors, subcontractors, construction managers, owners, and lenders. We represent our clients in a variety of matters including mechanics lien and bond claims, real estate disputes, breach of contract claims, delay damage claims, construction defect claims, design defect claims, warranty issues, and payment and performance issues. We have the experience and ability needed to successfully resolve even the most complex construction issues for our clients.

Real Estate Finance and Investment
Our attorneys work with owners, lenders and private investors to develop creative strategies for financing their real estate projects and working out troubled projects. We’ve handled construction, permanent, mezzanine and participating financings, as well as refinancing and workouts of both conventional and unconventional real estate transactions. We’ve also structured joint venture partnerships, private equity investments and fund creation on behalf of opportunistic real estate investors in this challenging economy.
